Powells enjoy successful year with 'interesting'
market outlook for 2016

Powells Chartered Surveyors, Land & Estate Agents enjoyed a very successful 2015 with continued growth of the firm’s rural professional and estate agency team and look forward to building on this throughout 2016. The firm wishes to thank all existing clients and contacts for a successful year.

The firm was delighted to welcome the appointment of Land Agent and Rural Planning & Development Consultant, Stuart Leaver, to our team during 2015. Stuart specialises in all facets of rural planning and development including Strategic Planning Advice, Development Promotion, Negotiation of Option Agreements, Planning Applications & Appeals and Applications for Certificates of Lawful Existing Use/Development.

David Powell, Managing Director, comments “the appointment of Stuart from a National Land Agency firm is a superb addition to the Powells team, in being able to expand our Planning & Development Services that we can offer to clients, and servicing what has been a significantly expanding area of professional work in recent years”.

Following several new estate and property management instructions during 2015 the firm has increased its broad depth of rural property management work and land agency services. The firm has also enjoyed considerable success in its estate agency department with a number of strong sales of farms, land and rural properties throughout 2015.

Notable sales achieved include Lower Glyn Farm, Llanishen (Guide Price £1.2M), Wain-y-Parc Farm, Trellech (Guide Price £970,000) and Llantrothy Farm, Llantilio Crossenny (Guide Price £780,000). A number of strong ‘off the market’ private sales of farms and land were also achieved where vendors wished to sell privately.

David Powell commented “we are delighted to have to have achieved a number of strong property sale results throughout 2015, despite a difficult market, and to have received excellent feedback from clients who are impressed with the professionalism and dedication shown in achieving those sales as well as in all aspects of our rural professional work”.

David Powell predicts an ‘interesting market’ for 2016, with the firm seeking a further number of new sale instructions to satisfy what appears to be an reasonably confident market, with values generally static. David adds ‘the number of proceedable purchasers in 2016 will be interesting, as the number of purchasers able to proceed with an acquisition dramatically declined in the latter half of 2015”.

The firm has received a significant number of new Applicants recently registering to the firm’s Applicant Database, all seeking rural/landed property or land in the South Wales and West Midlands region. Hence demand heading into 2016 appears strong.
